When it comes to selling your home, you need to start making different choices than if you were planning on staying in your home for a long time. Landscaping can get very expensive! If you’re going to be in your home for a long time and you want to enjoy your yard and have a beautifully landscaped property, that is awesome! But- remember that it will come with a price tag.
On the other hand, if you’re selling your home you won’t be able to enjoy long-term any landscaping you have done. So, it is important that you take a business-minded approach to the money you are going to be spending in order to prep your home for sale. It is important to make a great first impression when people walk up to the property, so great landscaping is essential to giving your home great curb appeal. But you just don’t want to overspend.
My suggestion to clients is to keep it very simple. Keep in mind that the agent showing the home will have to access the lockbox on your front door or take a few seconds to stop and open the locks. While the agent is doing that, the buyers will be standing there waiting and simply looking around very intently getting a better idea of how well the home is being cared for to this point.
These top four things may seem like the bare minimum, but a buyer will know almost instantly when they walk up to your home if it feels good, so the number one thing you want to do is capture that first impression and add a manicured “wow” factor.
